The price of an expert for provisional reception in 2026 is less opaque than people say. The Walloon market has professionalised over five years, with readable rate grids and comparable services from one practice to another. Here are the real figures my practice aligns with — and what you should find in any serious quote. If you have received an offer below €450 incl. VAT or above €1,800 incl. VAT for a standard house, ask yourself what lies behind.

2026 rate ranges by typology

Here are the average rate ranges observed in Wallonia and Brussels, excluding options and long travel:

  • Studio / 1-bed: €480 to €650 incl. VAT
  • 2-bed / 3-bed apartment: €650 to €850 incl. VAT
  • Terraced house (2 façades): €780 to €950 incl. VAT
  • Semi-detached (3 façades): €900 to €1,100 incl. VAT
  • Detached / villa (4 façades): €1,100 to €1,400 incl. VAT
  • Above (more than 250 m² habitable or complex fitted basement): bespoke quote

By comparison, the average cost of an undetected defect when receiving solo sits between €3,000 and €15,000 in the cases I pick up post-reception. The cost-benefit ratio of an expertise is therefore, in most cases, largely favourable to the owner. It is probably one of the best investments in your entire property project.

What is included in the standard rate

A serious provisional reception mission, in 2026, systematically includes:

  • Site visit of 3 to 5h depending on typology
  • Detailed digital minutes delivered within 48 working hours
  • Verification of technical documents supplied by the contractor (RGIE, CERGA, EPC, ten-year liability certificate)
  • Remote follow-up by email for 30 days after reception
  • Advice on lifting deadlines for reservations
  • Reading of execution plans if provided 48h before the visit

These are industry standards. Beware of “low cost” offers at €350-400 that exclude the drafting of the minutes (just a verbal summary), or bill the 30-day follow-up separately — these formulas are rarely a good deal overall.

What is charged extra

Several services fall outside the standard scope and are billed separately:

  • Counter-visit after lifting reservations: €250 to €350 depending on distance
  • Infrared thermographic expertise: €180 to €280
  • Air-tightness test (Blower Door): €450 to €650
  • Post-reception court expertise: on quote, minimum €1,500
  • Travel outside the zone (above 30 km): €0.40/km round trip
  • Detailed reading of specifications before signing: €250 to €450 depending on volume

The calculation to do before comparing

To compare three quotes fairly, ask each practice the following three questions:

  1. What is the guaranteed time on site? (refuse quotes without hourly commitment)
  2. Are the minutes a digital signed document or a simple summary?
  3. Is reservation follow-up included, and for how long?

If all three answers are vague, move on. A serious expert clearly displays their deliverables.

Comparison with the average cost of a hidden defect

To put things in perspective, here are some real cases handled in my practice between 2024 and 2026:

  • Undetected flat-roof terrace leak: repair €6,800
  • Ignored basement structural crack: repair €11,200
  • Mis-connected ventilation reported 14 months after minutes: repair €3,400
  • Non-compliant roof insulation: repair €9,600

The average cost of a late-detected defect is therefore about €7,750. A €950 expertise that secures the minutes represents less than 12% of the risk avoided.

Pitfalls to avoid

  • Beware of “per m²” grids that can inflate on large surfaces
  • Refuse quotes without explicit professional liability insurance
  • Check membership of a professional body or registration in the experts’ register
  • An expert who also offers works is in an obvious conflict of interest
