The guarantees of a new-build property purchase in Belgium
Buying new-build means benefiting from a guarantee system unique to Belgian law. Three main levels are cumulative.
1. Perfect completion guarantee (1 year)
It covers ALL visible defects at the provisional reception and those reported during the following year. The contractor must correct them at his own expense.
2. Two-year warranty (2 years)
It protects equipment items detachable from the structural work: heating, sanitary, electrical, joinery.
3. Ten-year liability (10 years)

Construction guarantees questions
What is the difference between perfect completion guarantee and two-year warranty?
The first (1 year) covers ALL defects reported at reception. The two-year (2 years) only covers equipment items detachable from the structural work.
Is the ten-year liability mandatory?
Yes, it is imposed by the Belgian Civil Code. The contractor must be able to prove ten-year insurance or equivalent guarantees.
