Three steps to close your site.

Preparation · verification of lifted reservations

Go back to your provisional reception minutes and list the reservations recorded 12 months ago. For each one, find the lifting evidence: contractor invoices, before/after photos, validation emails. Identify reservations not or imperfectly lifted: they will be recorded in the final minutes and may justify the partial retention of the deposit balance.

Adversarial closing inspection · 1 to 2 h

Schedule an appointment with the contractor on site. Walk through the areas where reservations had been noted. Check the quality of the lifting: no residual defect, no new defect appeared. Also check the proper operation of equipment over 12 months of use (heating, sanitary, electrics, ventilation). Complete and sign the final minutes adversarially.

Deposit release and archiving

Send the signed final minutes to the notary (with, where applicable, mention of unlifted reservations and their costing). The notary will release the balance of the Breyne Law security deposit (5% blocked at signing). Carefully keep the minutes for at least 10 years (duration of ten-year liability). It is your only evidence in case of dispute over hidden defects discovered later.
