The steps of a new-build property purchase in Belgium
Buying new-build is not the same as buying existing. The process spans 12 to 24 months and involves very specific steps.
1. Reservation and sale agreement
The reservation contract followed by the sale agreement sets out the commitments of each party. Under the Breyne Law regime, mandatory clauses protect the buyer.
2. Notarial deed and fund calls
The deed is signed at the notary within 3-4 months. Payments follow the progress of the site according to a legal schedule.
3. Provisional and final reception
A key moment: the provisional reception triggers the warranty. One year later, the final reception closes the cycle.
