No improvisation. Our 147-point checklist is calibrated to the Breyne Law regime, from the legal audit of the draft deed to the release of the security deposit.

    Legal reading of your draft deed within 48 hours: Breyne clauses, payment schedule, security deposit. Written opinion with renegotiation recommendations.

    Security deposit certificate review
    Check of the certificate before signing: issuing bank, calculation base excl. VAT, dates, 5% amount. Green/orange/red rating with corrective actions.

    Provisional reception preparation
    Five days before: review of plans, 147-point checklist tailored to your home and specifications. Briefing with you on sensitive points.

    Contradictory inspection on the day
    Three to four hours on site with you and the contractor. Laser measurements and thermal imaging if needed. Minutes drafted and signed on the spot.
  5. 05
    Reservations follow-up
    For twelve months, we track lifting. Formal notices if the contractor drags. Partial seizure of the security deposit at the notary if required.
  6. 06
    Final reception steering
    One year later, second contradictory inspection. We validate corrections, release the balance of the deposit and formally close the file.

The 6 questions we get before a Breyne Law quote.

When should I contact you in the Breyne Law purchase process?
Ideally as soon as you have the draft authentic deed in hand, i.e. 3-4 weeks before signing. For a VEFA, as soon as the preliminary contract is signed. In an emergency, we can audit within 48 hours.
What happens if the audit reveals a Breyne Law non-compliance?
We provide a written opinion with clauses to renegotiate and letter templates to the developer. Most developers correct (they know the contract is null and void by operation of law otherwise). If they refuse, we refer you to a partner lawyer.
Are you independent from the developer?
Strictly. We refuse any case where we have a commercial relationship with the contractor or developer. It is our founding ethics rule and precisely what the Breyne Law guarantees you.
Does the fee really include 18 months of follow-up?
Yes for the 'Full follow-up until final' tier (€880). It is included, not an option. The tier 2 (€680) includes 12 months of follow-up until final reception.
Do you work on all types of homes?
Single-family houses, new-build apartments, lofts, semi-detached homes — anything within the Breyne Law scope. For heavy renovations outside Breyne, we adapt the quote.
How does the release of the security deposit work with your follow-up?
50% at provisional reception if reservations are lifted or absent. 50% at final (M+12). On tier 3, we supervise both releases at the notary or guarantor bank and supply template letters.
