Provisional reception minutes: a completed example commented point by point
1. The context of the example minutes
These minutes are drawn from a real (anonymised) reception of a 175 m² turnkey house in Nivelles. Reception conducted with our vastgoedexpert. 23 numbered reservations, including 3 major (roof watertightness, ventilation, earthing) and 20 minor (finishes, paint, joints).
Lifting deadline: 60 days for major reservations, 90 days for minor ones.
2. Structure of the commented minutes
The header lists the parties (buyer, contractor, expert), the contract reference, the date and the location. The description of the property follows (address, floor area, attached plan).
Then comes the table of reservations: number, room, precise location, nature of the defect, reference photo, expected lifting method, deadline. This tabular structure makes follow-up and room-by-room lifting easier.
3. The major reservations in detail
R-01 (roof watertightness): « infiltration observed at the chimney junction - bedroom 1 - 30 × 20 cm halo marks on the ceiling. Waterproofing repair + plaster/paint repair after drying. Deadline 60 d. »
R-02 (ventilation): « WC vent flow rate = 8 m³/h measured (standard NBN D 50-001 = 25 m³/h). Extractor adjustment and duct check. Deadline 30 d. »
