How is the calculation done?
The 5 % security deposit is imposed by article 12 of the Law of 9 July 1971 (Breyne Law). The calculation base is mandatorily the price excl. VAT — neither the price incl. VAT, nor the estimated cost of works. The amount is blocked at the notary (or via bank guarantee) until release in two stages: 50 % at the provisional reception, 50 % at the final one year later.
