Minutes of final reception: what must they contain?
The minutes of final reception are the deed that formally ends the warranty of perfect completion. How they are drafted determines the release of the security deposit and the clean start of the ten-year liability period.
1. Mandatory mentions
Full identities, property address, reference to the provisional minutes, acknowledgement of lifting of reservations, date and signatures of both parties.
2. Any new reservations
Any visible defect noticed since the provisional reception can be recorded. Beyond that, remedies fall under the ten-year liability or hidden defects.
3. Effects of signature
Release of the balance of the Breyne Law security deposit, start of the 10-year liability period, end of liability for visible defects not reported.
