The Brussels Regional Urban Code (BRUC) imposes strict constraints (heights, alignments, materials, parking). Neighbour appeals are frequent and can freeze a site for 18 to 24 months. Before deed of sale, verify the permit purged of any appeal, BRUC compliance, and the absence of unfavourable Brussels Environment opinion (polluted soils, Natura 2000 perimeter).
