The date of the provisional reception is not a formality — it is a lever. Well chosen, it reveals the defects that a poor date will hide for two years, until the two-year warranty, or even ten years for structural defects. Across the 612 provisional receptions I have supervised in my practice, I can confirm that 30% of detectable defects are only detectable in certain weather conditions, at certain construction stages, and at certain hours of the day. Here are the three objective criteria I systematically apply to set the optimal date for a reception.
Criterion 1: the ideal weather window
Atmospheric conditions condition a major share of detectable defects:

Outdoor temperature: 12 to 18°C ideal. Below 8°C, some equipment tests (boiler at full load, thermostatic mixers) become imprecise. Above 25°C, thermal bridges disappear and insulation defects become invisible to touch.

Sky: overcast or partly overcast preferred. Full grazing sunlight in June masks cracks and plaster irregularities through homogeneous lighting.

Rainfall: dry for at least 48 hours. Under rain, flat-roof waterproofing and terrace drainage are unverifiable. Moderate rain on the morning of the reception is half a day of non-verifiable zones — i.e. 30% of the inspection lost.

Wind: less than 30 km/h. Beyond that, the Blower Door test is unusable.
If the reception falls in midsummer or during a rainy spell, explicitly mention in the minutes the non-verifiable zones and schedule a follow-up visit within 30 days. This clause saves cases.
Criterion 2: actual progress of the works
Before the date proposed by the contractor, conduct an informal pre-visit 10 to 15 days in advance. This visit, which takes 1h30, lets you confirm that the works are actually finished and that the reception is useful.
At this stage, the following should already be done:
- Tiling and paintwork laid for at least 7 days
- Silicone joints finished at least 24h ago (curing)
- Heating in operation for 48h (reveals start-up defects)
- Technical documents ready (RGIE/AREI, CERGA, final EPC)
- Site cleaning done
If the tiling isn’t laid, if the paint is still wet, if the thresholds aren’t sealed, refuse the date. Receiving on an unfinished site amounts to signing minutes that will multiply reservations (on average 28 vs 12 on a ready site) and complicate their lifting. Criterion 3: your availability and the expert’s
The duration of a provisional reception varies with the property type. See the dedicated article provisional reception duration for details. Plan for:
- Apartment: 2h30 to 3h30
- Average single-family house: 4 to 6h
- House over 200 m² or villa: 7 to 8h
Block the whole day, never a short slot. A reception rushed by end-of-day fatigue is the guarantee of forgetting 3 to 5 defects. And of being unable to catch up, since the signed minutes freeze the adversarial assessment.
Prefer morning slots (9 am-1 pm) or early afternoon (2-6 pm). Avoid 5-7 pm in winter (insufficient light) and weekends when some bodies don’t issue technical documents (RGIE in particular).
The ideal calendar
On the sites I support, this is the calendar I recommend:
- D-30: informal pre-visit, progress validation
- D-15: confirmation of the date, request for the technical documents
- D-7: weather checked, plan B in case of rain
- D-1: reprint of the plans, tools prepared
- Day D: 9 am-3 pm or 2 pm-8 pm depending on the season
- D+1: cold review of the minutes before final signature
Pitfalls to avoid
- Don’t accept a date in midsummer without a backup plan in case of heatwave
- Refuse dates at month-end (contractors’ accounting rush)
- Beware of dates before a long weekend (slow formal notice service)
- Don’t receive in parallel with another lot from the same developer
- Check that the RGIE inspection body has visited before your date
