Verdict

An expert is not a luxury — it is the technical insurance of your investment.

Doing your reception alone is technically possible, and it is your strictest right. But it is a risky bet: without technical training in construction, you will let between 60 and 80 % of detectable defects pass. On a new 300 000 € house, those unraised defects represent on average 4 000 to 12 000 € of remedial works on your bill within 24 months.

The independent expert costs 600 € on average for a house. Over 8 years of practice, we estimate they detect 3 to 5 times more defects than an owner alone, and that a single one of these major defects (waterproofing, insulation, connections) is enough to make the service pay for itself hundredfold.

Our recommendation: an expert is essential as soon as the value of the property exceeds 100 000 €. Below that, a template PV bought from an expert (50 €) combined with 15 h of preparation can be enough for a simple property.
