For whom

An inspection for four profiles.

01

New-build owner

Damp appeared after reception. Qualification under short or long ten-year liability, responsibility identification and ten-year liability recourse preparation.

02

Existing home owner

Rising damp, saltpetre, chronic condensation. Differential diagnosis to avoid unnecessary treatments sold door-to-door.

03

Tenant or landlord

Neutral diagnosis in case of tenant-landlord dispute. Qualification of causes (occupation, structure, ventilation) and allocation of responsibilities.

04

Pre-purchase buyer

You spot damp traces during a viewing. Flash diagnosis to adjust the purchase price or negotiate a suspensive condition.

Our method

Five steps from diagnosis to enforceable report.

Damp has six main causes often confused. Our differential method rigorously distinguishes each source to recommend a tailored treatment, without unnecessary cost.

  1. 01
    Phone briefing
Preliminary exchange to understand the history: appearance date, seasons concerned, property context and recent works. Request for photos and plans.
  2. 02
    On-site inspection
Two to three-hour visit with hygrometer, infrared thermal camera, wall depth probe. Systematic mapping of damp zones and their intensity.
  3. 03
    Differential diagnosis
Six main sources tested: rising damp, condensation, lateral infiltration, plumbing leak, sealing defect, insufficient ventilation. Qualification of the dominant cause.
  4. 04
    Report drafting
15-25 page document with thermal photos, hygrometric measurements, damp zone mapping, legal qualification and quantified treatment estimate.
  5. 05
    Recourse and works follow-up
Letter templates to the contractor, landlord or insurer. Specifications for tender to treatment companies. Post-works visit on request.
Deliverables

What you walk away with, concretely.

15-25 p. enforceable report

Thermal mapping
Infrared thermal camera images locating thermal bridges, insulation defects and condensation zones. Essential visual evidence in the file.
Hygrometric measurements
Room-by-room measurement table: air moisture, wall surface and depth moisture. Quantified reference to monitor evolution.
Quantified estimate
Cost estimate of treatments tailored to the identified cause. Costing basis for insurance, ten-year liability, amicable negotiation or tender.
Specifications brief
Technical specifications for competitive tender to treatment companies. Avoids oversized quotes and unsuitable solutions.

FAQ

Your questions about the damp inspection.

How to distinguish rising damp from condensation?
Rising damp climbs from the ground through porous walls, typically up to 80 cm-1.5 m high, with saltpetre efflorescence. Condensation concentrates in cold corners, behind furniture and around windows.
Should every detected damp issue be treated?
Not systematically. Many commercial treatments are useless or unsuitable. Differential diagnosis targets only the treatment truly needed and avoids unnecessary spending.
Does damp fall under ten-year liability?
Yes if it appears within 10 years of reception and compromises home use. Damp in new builds is often attributable to a sealing, ventilation or workmanship defect.
Is the thermal camera really useful?
Decisive for damp. It visualises cold zones where condensation forms and reveals insulation defects invisible to the naked eye. Essential in any serious enforceable report.
Are you independent from treatment companies?
Strictly. We refuse any case where we have a commercial relationship with a damp-treatment company. Our report never pushes you to buy a service.
How long to receive the report?
Seven working days after inspection. In emergencies (blocked sale, imminent proceedings), a written opinion can be delivered within 48h, at an increased rate.

Are you seeing stains, saltpetre or condensation?

An independent diagnosis avoids thousands of euros in unsuitable treatments. Request a quote — we come back to you during the day with a slot.
