For whom

A heating inspection tailored to four situations.

01

New-build owner

Failing heating after reception (cold rooms, excessive bills, noise). Ten-year qualification, identification of the responsible party (heating engineer, design office) and recourse.

02

Renovation owner

New heat pump or boiler that does not deliver. Sizing diagnosis, balancing and EPC compliance. Independent technical arbitration.

03

Pre-purchase buyer

Suspect or aged installation during a viewing. Opinion to estimate remaining lifespan, negotiate the price or set a suspensive condition.

04

Owner in dispute

Disagreement with heating engineer or design office after a defect. Drafting of an enforceable report, basis for amicable or judicial proceedings.

Our method

Five steps from survey to enforceable report.

Comprehensive audit methodology: combustion analysis, sizing verification, hydraulic balancing control, control parameter reading, EPC compliance. Measurements taken and compared to regulatory requirements.

  1. 01
    Phone briefing
Preliminary exchange: installation type, installation date, energy bills, complaints (cold rooms, overconsumption, noise). Submission of technical documents and EPC.
  2. 02
    On-site inspection
2-hour visit with check of the boiler or heat pump, flow and supply/return temperature measurement, control verification, combustion analysis if relevant.
  3. 03
    Differential diagnosis
Qualification: undersizing, failing balancing, mis-set control, workmanship defect, EPC non-compliance or simple ageing. Ranking.
  4. 04
    Report drafting
15-25 page document with measurements taken, legal qualification, NIT-CSTC and EPC references, and quantified rework or optimisation recommendations.
  5. 05
    Recourse follow-up if needed
Letter templates to the heating engineer, home insurer or ten-year liability insurer. Coordination with partner lawyer if legal action.

★★★★★
« New heat pump using twice as much as advertised. The report identified clear undersizing. Ten-year liability activated, machine replaced by the heating engineer. »
★★★★★
« Cold rooms on the ground floor, overheating upstairs. Failing balancing diagnosis. Hydraulic rework and comfort restored without changing the boiler. Major saving. »
★★★★★
« 2008 house visited before purchase. Boiler advertised as recent. Flash report: aged boiler to replace within 3 years. Purchase price adjusted by €6,500. »
FAQ

Your questions about the heating inspection.

Does an undersized heat pump fall under ten-year liability?
Yes if it compromises normal home use (insufficient heating in winter) and appears within 10 years of reception. The expert report qualifying the undersizing is the centrepiece of the recourse.
My bills are abnormally high — is this an installation defect?
Possible. Overconsumption may come from poor balancing, mis-set controls, undersized boiler or insulation defect. An audit clearly identifies the dominant cause.
How valuable are hydraulic balancing tests?
Very. A hydraulic imbalance can mean 15 to 25% overconsumption and very uneven thermal comfort between rooms. A balancing rework typically costs between €400 and €1,200.
Must my installation be EPC-compliant?
A new installation, yes, complying with the requirements at the time of installation. An EPC non-compliance after reception may fall under the perfect-completion warranty or ten-year liability depending on severity.
What documents to prepare before the visit?
Installation plans, heating engineer invoices, ten-year liability certificate, latest maintenance report, 24-month energy bills, EPC. The better documented the file, the more precise the diagnosis.
Are you independent from heating engineers and brands?
Strictly. We refuse any case where we have a commercial relationship with the contractor, manufacturer or opposing expert. Our mandate comes exclusively from the owner.

Cold rooms, overconsumption, doubt about the installation?

A failing heating system costs every month. Request an audit — we come back to you during the day with an inspection slot.
