For whom

An audit calibrated for four buyer profiles.

01

Turnkey buyer

You are signing with a developer. We audit the contract, specifications, security deposit certificate and plans before signing the authentic deed.

02

Private client / principal

You coordinate your contractors. We check quotes lot by lot, benchmark them against market prices and flag forgotten or vague items.

03

Off-plan buyer

You are eyeing a VEFA or future development. Audit of the preliminary contract, co-ownership regulations and staggered payment schedule.

04

Property investor

Property intended for rental. We validate project profitability, planning compliance and contractual soundness of the operation.

Our method

Six structured steps, from contract to green light.

No improvisation. Our checklist covers 147 legal, technical and financial points. Each audit follows the same reproducible method, calibrated on eight years of Belgian cases.

  1. 01
    Document collection
You send us the contract, plans, specifications, quotes and certificates. We validate completeness and request missing items from the developer or contractor.
  2. 02
    Legal contract audit
Clause-by-clause reading: Breyne Law, schedule, penalties, security deposit, ten-year and two-year warranties. Anomalies flagged with rewriting recommendations.
  3. 03
    Technical plan analysis
Critical reading of architect and technical plans. Permit consistency, EPC compliance, room ergonomics, hidden risks (acoustics, ventilation, thermal).
  4. 04
    Quote check
Item-by-item review, Wallonia-Brussels market benchmarking, hunting for classic omissions (utility connections, finishes, surroundings). Estimate of likely overrun.
  5. 05
    Financial and schedule audit
Payment schedule vs. site progress validation. Detection of forbidden upfront payments or unbalanced revision clauses.
  6. 06
    Prioritised report and briefing
48h delivery of a 12-18 page report with red/orange/green scoring. 30-minute phone briefing to prepare your counter-proposals.

« The quote hid €18,000 of omissions: utility connections, finishes, surroundings. The audit let us renegotiate before signing. Paid off in one letter. »
★★★★★
« Technical plans inconsistent with the permit. Without this audit, we would have found out six months later. The developer corrected — file saved. »
★★★★★
« Audit in 48h flat as promised. Clear report, red/orange/green scoring. We signed with confidence after renegotiating four clauses. »
FAQ

The questions we get before an audit.

When should I contact you before signing?
Ideally 3 to 4 weeks before signing the authentic deed. For a VEFA preliminary contract, as soon as you receive the draft. In an emergency, we deliver an audit within 48 working hours.
What happens if the audit reveals serious anomalies?
You receive a prioritised report with letter templates to send to the developer. Most anomalies are corrected before signing. If refused, we refer you to a partner lawyer.
Does the audit cover the building permit?
Yes. We check consistency between contractual plans, the issued permit and the specifications. Any divergence is flagged as a major risk.
Are you independent from the developer?
Strictly. We refuse any case where we have a commercial relationship with the contractor or developer. Our sole mandate comes from the buyer.
Do you also audit heavy renovation projects?
Yes. Heavy renovations, transformations, vertical extensions, subdivisions. The scope adapts but the 147-point grid remains the audit backbone.
What if the audit concludes the project is a deal-breaker?
We tell you straight, with a red rating and the list of reasons. You are free to walk away, and we provide written arguments to recover your deposit if needed.

Signing a construction contract soon?

An upstream audit costs 100 times less than post-signing litigation. Request a quote — we call you back during the day to lock in the timing.
