FAQ

Your questions about the insulation inspection.

Does a thermal camera work all year?
No. A thermogram requires an indoor/outdoor temperature gap of at least 10°C, ideally 15°C. The optimal period runs from October to April in Belgium. Outside this window the audit remains possible but subtle defects are less visible.
Does poor insulation fall under ten-year liability?
Yes if it compromises the destination of the property (EPC much lower than promised, major thermal discomfort) and appears within 10 years of reception. The thermographic report is the centrepiece of the recourse.
My official EPC does not match my bills — is that normal?
A small gap is expected (the EPC is theoretical). A major gap (over 30%) reveals an insulation defect, an airtightness defect or an error in the certificate. An independent audit clarifies the origin.
What is a thermal bridge and why is it serious?
It is an area where insulation is interrupted (slab, lintel, wall-roof junction). Besides energy loss, a thermal bridge causes condensation and mould on the cold wall, eventually degrading the interior finish.
How much does an insulation rework cost?
From €30 per m² for blown-in attic insulation to €180 per m² for a full ETI. Our report provides a precise quantified estimate per item, usable in insurance or before a court.
Are you independent from insulation contractors and brands?
Strictly. We refuse any case where we have a commercial relationship with the contractor, manufacturer or opposing expert. Our mandate comes exclusively from the owner.
