Five steps from preparation to reception.

Comprehensive all-trades audit methodology adapted to the legal constraints of Belgian reception. Upstream preparation, physical presence on the day, drafting of the reservations minutes, perfect-completion follow-up.

    Briefing and preparation
    Preliminary exchange: type of contract (Breyne Law or not), contractor, scheduled date. Submission of plans, specifications, previous site minutes. Preparation of the audit checklist.

    On-site audit
    3-4 hour visit (depending on area) on reception day or the day before. All-trades audit: shell, roof, windows, electrical, heating, plumbing, ventilation, finishes.

    Listing of reservations
    On-site drafting of the listing of reservations to be recorded in the reception minutes. Ranking: safety, compliance, finishes. Presented to the contractor at signing.
  4. 04
    Report drafting
    20-35 page document with located HD photos, detailed reservations, legal qualification, NIT-CSTC references and quantified estimate of expected rework.
  5. 05
    Perfect-completion follow-up
    Coordination of rework during the perfect-completion period (1 year). Verification of effective lifting of reservations. Letter templates to the contractor if delay or refusal.

FAQ

Your questions about the reception inspection.

What is the difference between provisional and final reception?
Provisional reception happens at the end of the site and triggers the perfect-completion warranty (1 year). Final reception, 1 year later under the Breyne Law, triggers ten-year liability. Both stages call for an independent audit.
What happens if I sign without reservations?
You lose all recourse for defects visible at signing. Only hidden defects and ten-year liability remain available. That is why a pre-signing audit is essential: it identifies everything that must be recorded in the minutes.
Can the contractor refuse my expert's presence?
No. You are the principal client, you have an absolute right to be accompanied by the expert of your choice at reception. Any refusal is suspicious and must be recorded in writing.
How many reservations does an audit typically identify?
From 15 to 60 reservations depending on area and contractor care. A defect-free reception is very rare. Our role is to rank them: safety, compliance, finishes.
When should the expert be booked?
Ideally 2 to 4 weeks before the reception date to align calendars, review the plans and prepare the checklist. In an emergency, we step in within 7 days.
Are you independent from contractors and developers?
Strictly. We refuse any case where we have a commercial relationship with the contractor, developer or architect. Our mandate comes exclusively from the principal client.
