Your questions about the ventilation inspection.

What is the minimum flow at an extraction vent?
Per EPC and NIT-CSTC requirements, 25 m³/h in WC, 50 m³/h in bathroom, 75 m³/h in kitchen (excluding hood). A lower flow reveals an installation defect, undersizing or fouling.
Does failing ventilation fall under ten-year liability?
Yes if it compromises the salubrity of the property (chronic condensation, mould, degraded air quality) and appears within 10 years of reception. The expert report with measurements is the centrepiece of the recourse.
Why does condensation persist despite ventilation?
Three main causes: insufficient flow (measurement with anemometer), blocked or crushed duct, or installation defect (poor balancing of air inlets and outlets). A diagnosis clearly identifies which dominates.
Can a single-flow ventilation replace a heat-recovery unit?
No for a new build subject to the EPC. The EPC logbook imposes a specific system type. Modifying the system after reception without a study causes EPC non-compliance and blocks certification.
Should a ventilation system be serviced every year?
Yes. Vent cleaning, filter replacement (heat-recovery), duct check. Lack of servicing causes 30-50% efficiency loss within 2-3 years and may be raised in case of a claim.
Are you independent from installers and brands?
Strictly. We refuse any case where we have a commercial relationship with the contractor, manufacturer or opposing expert. Our mandate comes exclusively from the owner.
